This week’s market report focuses on the number of active listings, sold listings, and the median price of single family residences in San Joaquin County and some of the other counties in the region for the month of March. Let’s look at the numbers:
San Joaquin County: There were 284 active listings in March 2021, compared to 800 listings in March 2020, a decrease of 64.5%. 490 listings sold this March compared to 526 in March of last year, a decrease of 6.8%. During that same time period, the median home price increased by 16.5% from $395,000 to $460,000.

Stanislaus County: There were 230 active listings in March 2021, compared to 593 listings in March 2020, a decrease of 61.2%. 395 listings sold this March compared to 385 in March of last year, an increase of 2.6%. During that same time period, the median home price increased by 20% from $340,000 to $408,000.
Sacramento County: There were 639 active listings in March 2021, compared to 1348 listings in March 2020, a decrease of 52.6%. 1219 listings sold this March compared to 1183 in March of last year, an increase of 3%. During that same time period, the median home price increased by 21.3% from $400,000 to $485,000.
Solano County: There were 163 active listings in March 2021, compared to 441 listings in March 2020, a decrease of 63%. 416 listings sold this March compared to 405 in March of last year, an increase of 2.7%. During that same time period, the median home price increased by 16.6% from $453,000 to $528,000.
Contra Costa County: There were 407 active listings in March 2021, compared to 771 listings in March 2020, a decrease of 47.2%. 942 listings sold this March compared to 737 in March of last year, an increase of 27.8%. During that same time period, the median home price increased by 28.7% from $711,000 to $915,000.
Alameda County: There were 420 active listings in March 2021, compared to 437 listings in March 2020, a decrease of 3.9%. 840 listings sold this March compared to 573 in March of last year, an increase of 46.6%. During that same time period, the median home price increased by 20% from $960,000 to $1,152,000.
Inventory levels continue to fall with
large decreases in the number of listings this March over last March in most of
the above counties with a modest decrease in Alameda County. Also, all of the counties showed increases in
the number of sales except for San Joaquin County. Finally, the median price increased in all of
the counties this March over last.
This continues to be a very strong seller’s market with the lack of inventory and high buyer demand. Now is truly a great time to sell. If you are looking to buy or sell a home, be sure to use the services of a REALTOR.
